Houses for sale in Downtown Charleston, South Carolina (29401 & 29403) has got to be one of the most gorgeous areas of the United States, and according to most historians the 2nd most historically important cities in our country. Downtown Charleston, SC real estate has a lot to offer in the way of choice. Although pricey, houses in the historic peninsula of downtown Charleston, South Carolina possess a rare charm seldom seen in most of the country. With so many options for Downtown Charleston SC homes and also waterfront condos for sale, new construction it is key to have the right agent before you purchase a new home. I have successfully helped homeowners in the Downtown Charleston SC area find homes of their dreams by meeting their every need. Downtown Charleston is one of the most historic and livable cities in the entire United States. Even though most of downtown is historic, one of the most popular streets with historically significant homes for sale on Tradd St. The downtown Charleston real estate market consists primarily of 9 boroughs or neighborhoods with the three most expensive being French Quarter, South of Broad and Harleston Village. The 29401 area code is the most expensive property per square foot in the entire state of S.C. and if you want to own in downtown the more affordable homes are in 29403 or “outside the crosstown” as it’s known locally. There are some must know concerns that pertain to owning downtown for those who aren’t aware. The biggest being flooding in Charleston, which is an ongoing thing affecting everyone who lives or works downtown. If we have a persistent and significant rain you can bet there will be flooding in a lot of downtown which make many of the streets impassable for a day or two. If you can avoid that just by not going anywhere you just have to hope your car doesn’t flood out while parked. The other thing about living downtown which isn’t anything different from any busy metropolis is traffic.

Not all properties in the downtown Charleston area are historic, but a large number are, probably 40%. Historic homes for sale in Charleston SC come with some must know rules prospective buyers should be aware of. Unlike in most cities where you can almost do what you want to your house after you buy it here in Charleston, downtown that is you may not. The city officials and preservation society of Charleston go to great lengths to ensure the historic and architectural integrity remains intact because tourism is the largest driver of our economy and that’s why people come here. If you purchase in downtown and want to make changes or renovations you must get ARB (architectural review board) approval first, and I even mean for roof repairs in a lot of instances. Things like the color of the paint have historical significance so you can not even just paint your house without a permit.

The homes in the 29403 area code known as “outside the crosstown” are usually cheaper on the peninsula and this area of downtown Charleston starts above Calhoun St north to Mt Pleasant St. These neighborhoods known as boroughs are Wagener Terrace, Ansonborough, Westside, Wraggborough, Radcliffborough, and Hampton Park Terrace. The homes outside of the crosstown which is really just understood to mean the side of town on the right side of hwy 17 the bisects the city. There are newer communities seeing development in this side of town such as Lowndes Point, and the newest “NOMO” which stands for north of Morrison where developers and businesses are investing.
