Everyone wants their new home to be a unique space, and there is no home in the upscale Oyster Pointcommunity with more unique features. As soon as you enter the front door abutted by gas lanterns youwill see an unexpected space enclosed by custom glass-panel French doors that can serve as an office,breakfast nook, or formal living room. Beyond that is a large dining room, followed by a sumptuouskitchen space with its massive 7x4-foot granite island, big enough to cater to any holiday feast or party.A mini-tile back-splash sets off a restaurant grade gas stove, and the open floor plan gives full view ofthe impressive living room with towering ceilings, a charming fireplace, and wooden flooringthroughout the living areas.Step out onto the screened porch andexperience the only back yard of its kind in the entire neighborhood. The customized jewel of the back yard is the built-in grill with a polished concrete counter top, stainless steel sinks, and a mounted television. All covered by a standing-seam steel awning supported by heavy cedar beams. Eight native palmetto trees line the back yard providing a canopy of privacy for your sure-to-be legendary backyard barbecues, or tranquil cocktails around the fire pit. All of this is encased in a patio of pavers (26 pallets worth) that emanates the feel of a European courtyard, as well as classic lowcountry luxury. There is also a 6-1/2 foot privacy fence with gated entrances on both sides of the home, and a custom outdoor shower to rinse off the beach sand from your feet or your happy dog's muddy paws. An electric winch is even installed in the garage ceiling so you can easily raise your bikes or even a kayak out of the way for storage and then lower them with the touch of a button any time you want to hit the water or the road. Once back inside, your carpeted master bedroom features a tray ceiling, an expansive bathroom with both a soaking tub,a tiled shower and double vanities with granite counter tops that appear in all three full bathrooms. The upstairs is no less impressive. Here you will encounter a surprisingly large loft that can serve as a personal gym, a second living room, or easily be closed off to create a fourth bedroom. Right across from the loft is the spacious upstairs bedroom with its own full bathroom and ample vanity. A final hidden jewel of the upstairs space is an air conditioned library with custom embedded book shelves. Where most other homes have raw attic space, this home has its own delightful nook for literature lovers and academics. Location is everything and this home is only five miles from the stunning Isle of Palms. One of the East Coast's most popular beach destinations. From there a short drive can take you to neighboring Sullivan's Island with its bustling restaurant district, as well as the priceless history of Fort Moultrie National Park tucked away at the end of the island. If it's shopping you prefer, centrally located Oyster Point is only minutes from Towne Center with its variety of stores and eateries, as well as the only movie theater in Mt. Pleasant. Finally the amenities of Oyster Point, from its sparkling Olympic-sized pool, to its private dock over a saltwater creek, to its tennis courts, two-level gym, and state of the art playground, are second to none. Quite simply there's a reason why this is one of the most in-demand communities in all of Charleston.
About Me
What makes me different and more worthy than any other agent? Great Question…
1.) I have been in the real estate industry since 1998
2.) At 29 years old I founded a wholesale mortgage firm here in Charleston and as such being the President/CEO I was responsible for overseeing 13 team members, two branches, ALL the marketing functions, business development, training of real estate agents in financing, training of my loan officers, and making sure over $85 Million in loans got closed. Of which most were purchases. So I have REAL business knowledge and real estate is business vs an agent without that savvy business skills.
3.) I graduated from University of S.C. where my major was media arts. What’s that mean? What you are reading right now is media. Everything you see and hear is media. Everything on a computer is digital media, websites, video, photographs, and audio. I studied video production, photography/lighting courses, audio recording, and more. Even post cards, billboards, news paper are ALL media, print media. (Although it’s an antiquated media). With that knowledge your home will have the most beautiful representation to the prospective buyers, instead of most of what you see out there (poorly lit, poorly framed, bad photos and video that put off buyers).
4.) 95% OF ALL REAL ESTATE TRANSACTIONS BEGIN WITH THE INTERNET… PERIOD, IT IS FACT. I am a digital internet marketing expert. I consult other businesses on how to harness the internet’s power through web design, SEO (search engine optimization), content marketing, image marketing, user experience design, online ad management and more.
When listing a home for sale there isn't an exact science to it, but what is required is knowing all the facts, and that's where I come in. What's a home valuation really anyway?
Estimating the value of real property is important to a variety reasons, but for most people, determining the asking or purchase price of a property is the most useful application of real estate valuation. This article will provide an introduction to the basic concepts and methods of real estate valuation, particularly as it pertains to real estate sales.
That's all well and good, however what most home owners in Charleston SC and the U.S. really want to know is what's my property worth now if I were to try to sell it? The most common method  that 90% of listing agent use is:Â
The Sales Comparison Approach.
Value -
A main consideration in appraising is to determine a property’s value: the present worth of future benefitsarising from the ownership of real property. Unlike many consumer goods such as oil, lumber, food, etc. that are quickly used, the benefits of real property are generally realized over a long period of time. Therefore, an estimate of a property’s value must take into consideration economic and social factors, as well as governmental controls or regulations and environmental conditions that may influence the four elements of value:
- Demand – the desire or need for ownership supported by the financial means to satisfy the desire;
- Utility – the ability to satisfy future owners’ desires and needs;
- Scarcity – the finite supply of competing properties
- Transfer-ability – the ease with which ownership rights are transferred.
– What have the homes that are MOST comparable to yours (subject property) sold for recently per sq ft., and  what is currently for sale (taking into account scarcity from above)?
– What are the prices being asked by your competing listings in and around your neighborhood.
Other Factors inside the two primary ones above include: (age of home, physical features, location, conditions of the sale, economic conditions)
