Dockside Condominiums in Charleston, SC, experienced a mandatory evacuation in February 2025 due to serious structural concerns, drawing parallels to the 2021 Champlain Towers South collapse in Florida. An engineering firm identified potential risks of concrete columns failing, prompting the city to order the evacuation of residents from the 19-story building and adjacent townhomes.

The evacuation left many residents displaced and facing uncertainty. They were initially given very little time to leave, taking only essential belongings. The HOA has since organized a move-out plan, but residents are dealing with housing insecurity and financial burdens, including continued HOA fees and moving expenses.

The future for owners remains unclear. Investigations are ongoing to determine the extent of the structural damage and whether the building can be repaired or if demolition is necessary. Legal action is expected, with law firms investigating potential mismanagement and maintenance failures that may have led to the evacuation.
